Stonegate Homes are updating all the local residents and businesses with regard to the current situation relating to our site on Green Street in Enfield. As you will no doubt be aware the property has been subject to a number of break-ins with squatters moving into the site in early January 2020. With the help of the local Council we successfully removed the occupiers who were not entitled to be on the premises but had gained access illegally. Stonegate Homes re-secured the buildings and installed significant concrete barriers to prevent access and also employed a full-time security team to provide camera surveillance of the site to deter further break-in and the related antisocial behaviour.

Despite all these measures, unfortunately the site was broken into again over the weekend of the 7th February. The site security alarms were triggered and physical security attended site but unfortunately the site has now been subject to a significant level of fly tipping. The site has been re-secured and we at Stonegate Homes are working closely with the Council and the authorities to prevent any further anti-social behaviour and illegal tipping of materials on the site.

Unfortunately, the laws surrounding a break in at a commercial property are not always on the side of the property owners and despite several discussion with The Metropolitan Police it appears they are powerless to take any criminal proceedings against the perpetrators. We are of course concerned that the site will be the target of further criminal activities and are using all the resources available to keep the site secure but as the recent break-in has shown those willing to carry out these acts are able to use sufficient force so as to render our physical barriers and security measures useless.

We would like to assure local residents that Stonegate Homes is taking all the possible precautions available to us and are continuing to work with the local council and the relevant authorities. We are currently in discussion with the Local Planning Authority surrounding the future use of this site which we plan to regenerate into a residential mixed-use development. Once we have been granted planning it is our intention to commence works on the site as soon as we possibly can which will hopefully both further regenerate the immediate area and prevent any further anti-social behaviour of this nature.

The employees of the former tenants of Ripmax have been extremely helpful in assisting us with this issue and have gone above and beyond, we thank them for their continued assistance.

We are sincerely saddened to announce that Stephen Curwen, Director of Stonegate Homes, has made the decision that as of Spring 2020 he will be stepping back from his role at Stonegate Homes.

I will be continuing in my role as trustee of The Stonegate Foundation and look forward to attending the annual ball at Loseley Park in June.”
